Every figure a buyer actually needs is one a brochure is designed to obscure. So ours lead with carpet area rather than built-up, name the possession date that is in the agreement rather than the one in the advertisement, and list what is genuinely not included — parking, the society corpus, the fittings shown in the show flat that are not in the specification. A buyer who discovers those at registration is a buyer who tells forty people.

They gave us a list of what was not included at the first site visit, before we had paid anything. Two of the things on it were fittings we had assumed were standard. Every other developer we saw let us assume.

Possession slipped by five months and they put the revised date on the website the week they knew, then wrote to every buyer. It was still a delay. It was the first time one had been handled honestly.

Site visits run seven days, and you will be shown a completed building with residents in it as well as whatever is under construction. Bring the questions a brochure does not answer — that is what the visit is for.
